CONSULTING + STRATEGY

Vision Development + Strategic Planning

Throughout the vision development and strategic planning process, it’s critical to collaborate with stakeholders —government, community, nonprofit and planning and design experts — to achieve a site’s goals. We research and apply best practices of locations around the nation and analyze potential users to inform its redesign, new programing and management. This often involves writing management plans with budgets, staffing plans, policies and procedures and rules and regulations.

We design maintenance, safety and emergency plans and work with architects and planners to meet infrastructure requirements to operate properties efficiently. We work with our clients to make their projects financially self sustaining. At San Francisco’s Mission Bay, for example, we provided strategic counsel on park “placemaking” to activate the parks to meet the needs of the community, including management and implementation of a wide diversity of events and coordination with major tenants in and around the neighborhood.

Pro Forma Evaluation + Capital Requirements

Accurate budgets and effective plans to spend taxpayer or private investor dollars are vital to the long-term success and sustainability of a project. Because of our experience with operating and maintaining public spaces, we create accurate proformas, management plans, events feasibility studies and infrastructure plans. We understand costs of event programming, security, maintenance, employee training, site support done in coordination with area stakeholders, service contract negotiation and administration, and security and building management.

Legislative Analysis + Coordination

Public space activation and management involves myriad public agencies, organizations and regulations. We are adept at working with city, county and state governments and government agencies to work within or adapt legislation to improve public spaces. For the City of Oviedo, Florida, we researched state legislation to create a parent organization, which would operate like a Community Benefit District, to achieve the City’s Downtown Master Plan goals.

Special District Formation

In these districts, property owners agree to pay assessments for additional services that might include cleaning, safety, maintenance, greening or marketing. In San Francisco, MJMMG has successfully conducted community and public affairs programs to generate support for these districts, including the Union Square Business Improvement District, Central Market Community Benefit District and Civic Center Community Benefit District.

Short- and long-term strategic planning for effective site management and maintenance will sustain a location so that it remains clean, safe, welcoming and active — to prevent it from deteriorating and from audience disinterest.

Programming Development + Implementation

We develop, manage and market programs that activate public spaces and facilities at all levels of detail. This effort involves capturing a range of elements such as security, maintenance, employee training, site support done in coordination with area stakeholders, service contract negotiation and administration, and financial analysis of security and building management cost. There are often needs to develop policies and procedures for events, conduct permitting, staff and provide security for events. Managing all of this requires experience gained from lessons learned over time.
Success | San Francisco’s Yerba Buena Gardens and Union Square Park. We created and manage a festival that last year had 150 events for all ages involving 1,300 world-class performing artists that span cultures, ethnicities, and artistic genres, and issuing hundreds of event permits. At Union Square Park, we are responsible for overall property management, event programming and management, maintenance, engineering, safety and some landscaping.

Community Outreach + Marketing

We partner with clients and neighbors to activate public spaces for the long-term and to support financial goals. We conduct marketing programs for events at many locations to ensure activation, including advertising, free media and community outreach programs.

Fiscal Oversight + Reporting

With taxpayer, nonprofit or private investor dollars invested in public spaces, MJMMG applies its extensive experience in budget oversight and local, state or federal reporting to maintain the integrity, viability and sustainability of public spaces we manage. We use a proprietary software program specifically designed for public spaces. Accuracy, transparency and accountability are critical to this discipline for the long-term success of a site and to safeguard the reputation of the clients we serve.

Sustained + Long-Term Maintenance

Short- and long-term strategic planning for effective site management and maintenance will sustain a location so that it remains clean, safe, welcoming and active—to prevent it from deteriorating and from audience disinterest. We analyze life cycles of structures and landscapes to develop capital improvement and preventive maintenance programs. Making certain that the life of systems and structures are extended before issues arise saves time and money.

Resource Staffing + Safety

We develop policies and procedures for events, and conduct permitting, train staff training and provide security. Training at the properties we manage includes on-going training, new hire training, and project start-up training customized for each location.
Success | As part of Community Guide/Ambassador programs for special assessment districts in San Francisco, training involves how to address people in need of social services, emergency response, interpersonal skills, and local history to help tourists.

We also conduct operations training on product safety, painting techniques, graffiti removal and proper equipment use. Compliance trainings are also part of our programs. We provide security, maintenance staff and community guides/ambassadors to ensure events operate safely and efficiently.

Regulatory Compliance
